You the Subscriber or the User, by subscribing to the services of or by user accessing the advertised information from the web site LandIncorporated.com certify you are over the age of 18 and that you understand comprehend and agree to the following terms and conditions. If you do not agree and/or do not qualify as stated above, please do not use our services.

LandIncorporated.com is an Internet advertising only media service for the sale and/or leasing of land and other real property. LandIncorporated.com is not acting as a Real Estate Agent in the services offered on the site.  LandIncorporated.com not does represent the Buyer, Seller, Lessor or Lessee in any regard. We do not make any recommendations in regard to the use, value (either now or in the future) or any advertised property, nor do we warrant the suitability of any advertised property for any use (either now or in the future).

All Users or Subscribers assume total liability and responsibility for any transactions, contracts, agreements, leases and the like when conducting real estate negotiations or contracts with leads generated from the website LandIncorporated.com.  Landincorporated.com is and will not be involved in any actual transaction between buyers and sellers. 

Prospective buyers or persons intending to sell properties should contact a local licensed Real Estate agent for real estate or market advice and/or a lawyer for legal advice. All buyers should use due diligence and follow the doctrine of “caveat emptor” or Buyer Beware. All listed properties are subject to a prior sale and withdrawal from being available without notice. Land Incorporated.com expressly warns all potential buyers to verify all property listing information and transaction details, to take prudent personal safety precautions in the meeting or showing or properties to buyers, sellers or other entities involved in the listing.

Subscriber fees and Payment Terms: Subscriber Fees are due and payable in advance beginning immediately when you join LandIncorporated.com. and fees will be auto-billed to you at the advertised term unless you cancel your subscription prior to renewal. Partial month payments will not be refunded. Subscriber agrees to pay for the subscription, advertisements and other services ordered through the LandIncorporated.com web site using the payment method and fees provided on the site. Subscriber provides LandIncorporated.com express authorization to charge said fees to their payment provider at initial joining of the service and monthly (30 days after initial sign up date) thereafter until the Subscriber cancels the service. If payment is not current or approved by provider, LandIncorporated.com may immediately cease to provide any and all services to the Subscriber without refund if found in violation of the terms of use.  Price of services, terms and availability of any or all of our services including the publishing of this site in its entirety are subject to change without notice to or approval by subscribers.

Warranty of Ads: LandIncorporated.com does not represent, warrant or otherwise guarantee that advertising any property through its service will result in any responses or any successful transactions. LandIncorporated.com disclaims any and all warranties for any posted listing (express or implied), including but not limited to, warranties of merchantability, value of land, timber, minerals, structures, amenities,  future value, use, investment potential now or ever, clear and marketable deed and title, freedom from  existing liens and suitability for a particular purpose.

LandIncorporated.com shall not be liable for any direct or indirect losses including but not limited to compensatory and consequential damages, attorney fees, fines, loss of data, income or profit loss of damage to personal or real property, personal injury or death, claims of third parties or punitive damages of whatever kind or nature arising out of or in connection with the use or operation of the LandIncorporated.com web site. Landincoporated.com does not warrant that any information posted on the website is accurate, true, up to date, error free, omission free or otherwise verifiable by LandIncorporated.com.

Ad Posting: Subscriber shall not post any ad content;

(1) that is unlawful, libelous, defamatory, obscene, pornographic, indecent, harassing, racist, abusive, inflammatory, fraudulent, misleading, inaccurate or otherwise objectionable.

(2) That would encourage or provide illegal activity or may in any way be harmful to minors.

(3) That may infringe any trademark, copyright or other intellectual property.

(4) That contains Viruses or other harmful files.

(5) Contains content that could produce legal liability for landIncorporated.com and its owners, operators or agents.

(6)  That in the sole judgment of LandIncorporated.com is in violation of the mandate or intent of the website.

Subscribers will not post information that is known to be inaccurate, misleading, inaccurate or incorrect. Subscribers that are an also licensed real estate agree to observe the laws of their prospective licensing states in regard to trueful and non-discriminating advertisements. All advertisements are to adhere to the US Fair Housing laws. Subscribers certify that that have legal right to advertise for sale each and all of the listings they post on the LandIncorporated.com

LandIncorporated.com reserves the right at any time to modify or discontinue the website service without notice, and that LandIncorporated.com shall not be liable to Subscriber or User or to any third party for any modification, suspension or discontinuance of the Service. LandIncorporated.com reserves the right to remove any ad content posted on our site at any time for any reason if it is perceived by us as in violation of these terms.

Indemnify and Hold Harmless: Subscribers and users agree to indemnify and hold harmless LandIncorporated.com, its owners, officers, staff and agents from and against any claims, damages, costs, liabilities and expenses arising out of or related to any Subscriber content you provide to LandIncorporated.com or post, store or otherwise transmit on or through the Site or your role as a User who obtains information from the site for use..  LandIncorporated.com is not responsible for any loss of stored data, site shutdowns either temporary or permanent. Customers and Users hereby agree not to sue and expressly waive any and all claims against LandIncorporated.com for any claim concerning use of the website.

Jurisdiction: LandIncorporated.com aka Land Incorporated LLC is headquartered in the State of South Carolina of the United States .  Subscribers or Users consent to the exclusive jurisdiction of the federal and state courts located in the State of South Carolina for any action to enforce these Terms of Use.

Violation of Terms of Use: Subscribers who are found to willfully violate these Terms of Use are subject to having their ads permanently removed from the website with no refund of any previous payments and if in possible violation of any local, state, federal or international laws being reported to the property authorities.

Modification of these Terms and Conditions
LandIncorporated.com reserves the right to change this Terms of Use Agreement at any time. Subscribers and Users of the site are responsible to check for updates to the Term of Use.

Severability
If any part of this agreement is determined to be invalid or unenforceable pursuant to local applicable law then the remainder of the agreement shall continue in effect


Entire Agreement
This agreement constitutes the entire Terms of Use but may be updated at any time by LandIncorporated.com
